Furnace

Inspection

  • Check system control for accurate temperature rise and airflow.

  • Inspect burner operation and ignition.

  • Inspect combustion air. 

  • Test system safeguards.

  • Check the gas line for leaks from the furnace shut-off valve to the burners.

  • Clean and adjust the pilot as necessary.

  • Inspect the flue for obstructions.

  • Tighten all electrical connections.

  • Inspect the blower wheel for oil leakage and debris.

  • Check amp draw on blower and furnace.

  • Check the inducer for leaking and noise.

  • Inspect the flame rod and igniter.

  • Inspect motors.

  • Check the heat exchanger and secondary collection plate.

  • Inspect CO, CO2, and flue temp. 

  • Inspect the air filter and change it if provided (inform the property owner if they need a new one).

  • Clean and refill the condensate trap.

  • Wipe down the cabinet inside and out.

Maintenance

  • Everything mentioned above.

  • Clean blower components if needed.

  • Clean/vacuum secondary heat exchangers if needed.

  • Clean burners if needed.

  • Wipe down the cabinet inside and out.

Parts & New Filters Are Not Included.
ASHP / Mini-split & AC

Inspection

  • Check all electrical connections and tighten the contactor if needed.

  • Check the mf rating on the run capacitor.

  • Inspect and clean (if applicable) the air filter and change it if provided (inform the property owner if they need a new one).

  • Inspect the condensate drain and clean it if necessary.

  • Inspect the blower wheel.

  • Inspect belt.

  • Inspect the condensate safety switch.

  • Check controls of the system. 

  • Inspect and spray off the outdoor condenser coil if needed.

  • Inspect evaporator coils and add drain tablets. 

  • Check AC and Heat Pump operation (If not performing correctly, we will discuss repair options).

  • Wipe down the cabinet inside and out.

Maintenance

  • Everything mentioned above.

  • Chemically clean and adjust blower components if needed. 

  • Chemically clean condenser and evaporator coils if needed.

  • Wipe down the cabinet inside and out.

Parts & New Filters Are Not Included.
Boiler

Inspection

  • Inspect all piping near the boiler, along with gas and vent piping. 

  • Test system safeguards. 

  • Verify safe settings on the boiler or anti-scald valve.

  • Verify programmed temperature settings. 

  • Inspect antifreeze level.

  • Check all wire connections.

  • Check the flame signal. 

  • Inspect CO, CO2, and flue temp. 

  • Clean and refill the condensate trap.

  • Wipe down the cabinet inside and out.

Maintenance

  • Everything mentioned above.

  • Check burner tube and combustion chamber coils, clean when necessary, and vacuum the combustion chamber. 

  • Clean the spark electrode and reset the gap.

  • Wipe down the cabinet inside and out.

Additional Chemicals & Parts Are Not Included.
Geothermal

Inspection

  • Inspect and clean (if applicable) the air filter and change it if provided (inform the property owner if they need a new one).

  • Inspect the system for leaks, loop field pressure, and corrosion.

  • Inspect the drain pan and add drain tablets. 

  • Check the antifreeze level. 

  • Repressurize the loop field if needed.

  • Inspect loop field temp, flow rate, and pressure drop.

  • Inspect the coil.  

  • Check volts, amp draw, contactor condition, and run capacitor.

  • Wipe down the cabinet inside and out.

Maintenance

  • Everything mentioned above.

  • Chemically clean the drain pan if needed.

  • Chemically clean the coil if needed. 

  • Back flush open loop system if applicable. 

  • Wipe down the cabinet inside and out.
